Explore all of the golf communities in the North Carolina mountains.Just forty minutes from the center of Asheville, Balsam Mountain Preserve offers breathtaking views and an Arnold Palmer Signature golf course that sits between 3,700 and 4,400 feet in elevation. The course was designed with challenging holes that penalize bad shots and reward the good ones. You'll know what I mean the moment you drive through the gates, there is one specific point where everyone I take into the community says "wow, this is different." During the summer the community is so lush that it takes true effort to find the homes through the tree coverage, even from the clubhouse. The community has seen a ton of renewed activity over the last couple of years due to new developers involvement who is making the upfront investment required to elevate the community to the level it deserves. I could go on and on but we can discuss further when we talk.Real Estate SnapshotMountain Air Country Club is a private, member-owned fly-in community perched at nearly 5,000 feet of elevation and located forty-five minutes north of Asheville. The Scott Pool-designed course is renowned for its dramatic mountain layout and awe-inspiring long range views of the Blue Ridge Mountains. Homes are typically available from $1-4M+. Explore homes for sale in Mountain Air or learn more about the community here. What makes it special: Mountain air is just a really cool concept and pretty dramatic once you're up there. It's wild to see a runway literally carved on the top of a mountain. It's only long enough for smaller planes and take offs and landings are not for rookie pilots due to the variations in wind up there but none-the-less its a remarkable feature. The community is more remote because Burnsville doesn't offer much in the way of amenities outside the gates but if you prefer to stay close to home, it could be a great fit for you. The steep mountain provides views, particularly to the northeast, that are extremely dramatic long range views with multiple layers; but the roads do take a little getting used to.Real Estate SnapshotAbout 50 minutes south of Asheville is Champion Hills Community, a member-owned and somewhat remote golf community enclave. The Tom Fazio-designed championship golf course offers great green complexes with gorgeous tree-lined fairways running parallel to the mountain scape of the Blue Ridge Mountains. Owning a Second Home in Western North Carolina

If you are considering owning a home in one of Western North Carolina's many luxury communities, you have countless opportunities and areas to choose from. Whether you are looking to own a second home for your retirement or a vacation home to turn into a thriving income property, many options are available –– all of which feature amenities and nearby cities to accommodate every lifestyle.    Blessed with epic outdoor views in just about every direction, including mountainous terrain, quiet lakefronts, and lush greenery as far as the eye can see, Western North Carolina has it all. Discover the best each region offers by exploring our key highlights below. Before you decide to move toward owning a vacation home or retirement home in Western North Carolina, you should know some critical considerations. Second homes typically require a larger down payment.Unlike with primary residences, many mortgage lenders will expect home buyers to put down more for a second property. Depending on the area and where you live full-time, the usual down payment amount for home number two falls within the 20 to 25% range. However, it is not uncommon to find lenders who will work with a 10% figure.Second-home mortgages are expensive Even after you've secured your down payment, it is still common for mortgage rates to be much higher for a secondary home. To afford a retirement or vacation property in North Carolina, you will probably need to apply for a second home loan –– which does not include the additional fees associated with a standard mortgage, like appraisal fees, origination fees, and closing costs. Factor these amounts in when putting together your portfolio.Second-home mortgages feature higher interest ratesDepending on how you intend to use your property (as a second home for personal use or as an income property to rent out to vacationers), your interest rates will likely fluctuate –– but ultimately remain high whichever venture you take. Situated in the picturesque Blue Ridge Mountain range between two world-class ski resorts, Banner Elk is home to a thriving community of active adults and families looking for a parcel of pristine land upon which to settle and bask in numerous outdoor activities. The mighty Elk River is a delicate setting for hiking trails, biking, and fishing, while world-class courses (like the Elk River Club or nearby Mountain Glen Golf Club) set against stunning mountain vistas provide golfers with the ultimate backdrop. Featuring mild temperatures during the spring and summer months, plus low humidity levels, Banner Elk is an ideal location for a retirement or vacation home –– from expansive, multimillion-dollar mansions to vacant lots on which to build your dream property; Banner Elk offers luxury living for every type of buyer.A trendy destination for luxury living, Cashiers offers home buyers some of the lushest and most scenic environments in all of North Carolina. Located in Jackson County, 10 miles from Highlands and about 60 miles from bustling Asheville along the picturesque Highway 64, this prime area sits in the center of the Nantahala National Forest, within a stone's throw distance of the beautiful Blue Ridge Mountains. A postcard of breath-taking natural beauty, including waterfalls, rivers, hiking trails, and plateaus, Cashiers (pronounced "CASH-ERZ") offers countless opportunities for recreational activities, world-class golfing, shopping, fine dining, and so much more –– all in a mountainous, storybook setting that feels like another world. The Highlands-Cashiers Plateau truly has everything you could ask for in a luxury community –– a perfectly charming hideaway that never feels isolated.Luxury real estate in Transylvania County, where the charming community of Brevard sits, is at a premium owing to the incredible amenities and stunning natural beauty. Known as the Land of Waterfalls –– with roughly 250 sights to find –– Brevard is a recreationist's dream, with miles of winding hiking and bike trails, dense forest, wild rivers, and mountainous terrain to trek.Situated about 30 miles from busy Asheville, Brevard also has exciting activities for retirees and vacationers looking for something more educational, like museums (Transylvania Heritage Museum and the Brevard Music Center), galleries, and other historical sites. Plus, a charming town center home to great local shopping and dining. Great attractions await vacationers and second homebuyers considering a move to western North Carolina. And if peaceful, lakeside living is what you're after, look no further than the famed Lake Lure –– a celebrity all on its own. Home to filming locations for classics like "Dirty Dancing" and "The Last of the Mohicans," the unspoiled, natural wonder of this expansive artificial lake offers beauty and activity, including hiking and biking trails, boating docks, tranquil beaches, and swimming, plus so much more. Boasting several stunning lakes wrapped around the beautiful Blue Ridge Mountains, the Asheville area is one of North Carolina's most thriving and bustling cities. But it also offers plenty of opportunities for serene, luxury rural living not far from the amenities of any major metropolis. Sitting five minutes outside Downtown Asheville, Beaver Lake is the perfect residential community for those who love tranquil walks, stunning sunsets, bird watching, or recreational adventures around a pristine body of water.  Other nearby residential areas can be found around the equally resplendent communities surrounding Lake Tomahawk (in Black Mountain, NC), Lake Louise (in Weaverville, NC), Lake Julian (in Arden, NC), and Fontana Lake (in Fontana, NC) –– all of which are within close driving distance of central Asheville.Lake Glenville Just outside of Cashiers, in neighboring Glenville, Jackson County, lies the other-worldly beautiful Lake Glenville –– with its nearly 30 miles of shoreline atop 1,400+ acres of rugged woodlands. With three different waterfalls to catch, Lake Glenville is an ideal recreational area for homeowners looking to rent a heavenly second property or an income property to equally enthusiastic vacationers. Water skiing, tubing, swimming, fishing, boating –– Lake Glenville has everything. And most importantly, it has epic views. Many ideal locations are available for buying a retirement or vacation property in Western North Carolina. Deerhaven Gardens: A one of a kind mountain estate

In the picturesque region of Western North Carolina, amidst the beauty of South Asheville, the majestic Deerhaven Gardens Estate stands as a testament to luxury, opulence, and architectural brilliance. Priced at an impressive $25 million, this residence holds its own as one of the most significant properties in the area, second in build cost only to the iconic Biltmore House.Spanning a sprawling 14,000 square feet, Deerhaven was conceived and realized over a meticulous four-year period by owners Marcus and Pearl Katz. The sheer scale of passion invested in its creation is evident in every corner, from the outdoor hibachi grill to the full-size tennis court and infinity pool. But the heart of this residence is not just in its brick and mortar. In an open letter, Marcus Katz expressed his deep-seated love for the property and the 12 years of cherished memories it bestowed upon their family. Yet, with a bittersweet tone, he acknowledged that it's time for a new family to make Deerhaven their own and enjoy its unparalleled luxuries. While the house is an architectural marvel in itself, the grounds surrounding it amplify its allure. Aided by a team of architects, local naturalists, and landscape designers, the Katzes sculpted an outdoor masterpiece. Meandering private hiking trails, acres of forested areas, enchanting gardens, and a profusion of exotic plants give the estate the ambiance of a private paradise. These pristine outdoor features are estimated to be worth over $10 million on their own. A trio of dedicated landscapers ensures the estate's surroundings remain in impeccable condition.Furthermore, Deerhaven's strategic location allows its residents to immerse themselves in Asheville's vibrant arts, music, and cultural landmarks. The historical significance of the area, especially the indelible mark left by the Vanderbilt family through the Biltmore Estate, accentuates its desirability. As Marcus Katz rightly pointed out, Asheville's unique blend of natural beauty and cultural significance is what lured industry magnates like George Vanderbilt.Yet, beyond its historical connections and aesthetic appeal, Deerhaven boasts features that cater to every luxury a homeowner might dream of:Marcus Katz states that the cost of replicating Deerhaven today would be a staggering $40 million. As the search for the next family to cherish Deerhaven begins, one thing is certain: this estate is more than just a home. It's a legacy waiting for its next chapter. Thinking about a summer home in Cashiers NC?

The Highlands, Cashiers, and Sapphire area of the North Carolina mountains is very popular amongst those who have the means and want a place to escape the summer heat.High up in the blue ridge mountains a little under a 3-hour drive from Atlanta, the Highlands and Cashiers area is the perfect spot to own a summer home. The excellent weather and natural beauty create the perfect contrast for those still competing with busy professional lives in the city. It's the perfect place to disconnect.Spring and fall are beautiful, but summers in Highlands and Cashiers are absolutely perfect, with average temperatures ranging from the mid-70s to the low 80s. Nestled in the southern Appalachian Mountains, the area enjoys a milder climate characterized by cool temperatures, low humidity, and refreshing mountain breezes. However, it's important to note that the area experiences a significant seasonal change. Outside of Holiday gatherings at home, you won't find much to do as the whole area essentially shuts down in the winter. People may say it's great for year-round living, but the reality is: most of the restaurants and shops are closed this time of year even inside the private clubs. If, like most, you're primarily interested in the region's vibrant outdoor activities, it's best to plan your visits during the spring, summer, or fall when the weather is more accommodating. If all of this sounds nice but a little too far away from civilization there are several options depending on which direction you go, meaning north toward Waynesville, east toward Hendersonville.Where to begin? The area sits in the midst of 2 national parks in a temperate rainforest. Has thousands of miles of hiking and biking trails, lakes, and several fantastic golf courses. Brevard with its plethora of waterfalls is just a short trip towards Hendersonville which is another excellent place for day trips although slightly warmer due to the lower elevation. The area is surrounded by the Nantahala and Pisgah national parks; you could hike for the rest of your life and never hit all the trails. Hundreds of spectacular waterfalls and swimming holes are within a 1hrs drive.

Lake Glenville

The lake itself is the highest lake east of the Mississippi at 3,494 feet. Just 8 miles outside of Cashiers, it's not a very large lake with only 26 miles of shoreline but still plenty large enough for skiing, tubing, and kneeboarding.Homes for sale on Lake Glenville can range from just under 1 million to 10 million+ and are hard to come by. Another reason it's best to talk with our buyer expert now is so that they can understand precisely what you're looking for and be ready to pounce when something comes up.If the lake isn't your main draw but still interests you periodically, there are plenty of ways to enjoy the lake without having a home on the lake. There are boat rental options, a really nice public beach area, as well as areas to launch your kayak or paddle board.

Lake Toxaway

Lake Toxaway is a smaller, with 14 miles of shoreline, privately owned lake a little further down the mountain between Cashiers and Brevard. Only homeowners may use the lake so it's nice and quiet.Homes for sale on Lake Toxaway range from just under 1 million to 7 million. For dining, there are several options in terms of small "mom and pop" restaurants and private clubs with restaurants, but again these places shut down during the winter. These are very small towns so you obviously won't have all the fine dining options as a larger city, but the restaurants cater to a higher-end clientele and do a nice job of keeping the menus delicious. There are plenty of world-renowned private golf communities in the area, like Wade Hampton, Mountaintop, Cullasaja Club and others but if you're only looking for the occasional round Sapphire National is nice place to spend a few hours.Driving from Atlanta should take you under 3 hours. The last hour or so are pretty curvy and take some getting used to but feeling the air get colder as you go up makes it all worth it.

Private

If you have a smaller prop plane, you can pop in and out of Jackson County Airport, but if you have a larger plane or jet, you will want to use the Asheville Airport.

Featuring mild temperatures during the spring and summer months, plus low humidity levels, Banner Elk is an ideal day or weekend getaway for Asheville residents. For those thinking of buying a second home in Western North Carolina –– whether you're looking in one of Asheville's pristine gated luxury communities, or the adjacent areas along the Highlands and Blue Ridge Mountains range –– there are some important factors to consider before making a move. Due to the high elevation of this mountainous region (roughly 3,000 to 4,000 feet above sea level), and an average daily temperature of about 80 degrees in the summer months, Asheville and the area might not be ideal as a permanent residence for some. The air, while cleaner and clearer, is also quite thin and can prove difficult for those with respiratory issues. Many locals recommend spending a few days at one of Asheville’s premier hotels, or in a vacation rental in the mountains, to see if the climate and terrain are suitable for a full-time relocation. While you’re testing the waters, you can experience all of the above amenities and activities to really determine if Ashville is right for you before attempting to make a purchase. Other factors to consider before moving to Western North Carolina:Despite the humid temperatures from May to September that are common in southern states, the mountainous area in and around Asheville does get snow in the winter, so it's recommended to have proper tires on your vehicle before driving into town anytime between October and March –– freak snowstorms are not uncommon, so you'll have to remember to turn off your water and drain any pipes in your home before closing it up for extended periods. Also, many of the narrow roads within the Blue Ridge Mountain range feature hairpin turns and gravel surfaces, all of which might prove difficult to navigate if you aren’t used to such terrain. And since many areas of Asheville are great examples of rugged outdoor living, many properties are on septic tanks, and the primary energy source is propane –– not natural gas if that’s what you’re used to. There are so many ideal locations and opportunities available for beating the heat with a second home in Asheville, North Carolina. With plenty to see and experience –– not to mention spectacular mountain and lake views –– the possibilities truly are endless.
